What Is an Exterior Repaint?

Our standard exterior repaint is a complete professional painting system intended to properly prepare and protect an existing painted exterior.

For a repaint, we:

Remove all loose and peeling paint
Prepare exposed and failing areas
Prime with a peel-binding primer or another appropriate primer based on the surface
Complete appropriate caulking and minor preparation
Apply two coats of finish paint

The goal is to remove failed material, stabilize the existing coating system, and provide a durable new painted finish.

What a Repaint Does Not Do

A repaint does not attempt to make an older exterior look like newly installed wood.

On homes that have been painted many times over several decades, the existing surface may show signs of its history even after proper preparation.

These can include:

Age-related surface texture
Previous coating buildup
Checking or fine cracking
Uneven paint transitions
Older sanding marks
Minor imperfections from previous paint cycles
Historic texture in wood and trim

These conditions can remain visible through the new coating even though the surface has been properly prepared and painted.

What Is an Exterior Restoration?

An exterior restoration involves substantially more preparation than a standard repaint.

The objective is not only to remove failing paint and protect the home, but also to greatly improve the appearance of weathered and heavily layered surfaces before the finish coats are applied.

Depending on the condition of the home, restoration preparation may include:

Extensive scraping
Significantly more sanding
Feathering heavy paint edges
Reducing visible coating buildup
Minimizing alligatoring
Minimizing checking and cracking
Filling damaged or uneven wood with two-part wood filler where appropriate
Repairing surface defects
Additional caulking and detailing
Additional sanding between preparation stages
Greater attention to smoothing trim, siding, and architectural details
Once the preparation is complete, the surfaces are primed as appropriate and finished with two coats of paint.

What Does a Restored Exterior Look Like?

A restoration should produce a noticeably smoother, more refined, and more polished appearance than a standard repaint.

Heavy paint edges are reduced.

Weathered areas are improved.

Cracks, checking, alligatoring, and surface defects are minimized where practical.

Trim and wood components receive substantially more attention before the finish coats are applied.

The finished result should look cleaner and more uniform while still respecting the age of the home.

Why Is Restoration More Expensive?

The largest cost difference is labor.

The actual painting portion of the project may be similar.

The additional time is spent before the finish paint goes on.

On a restoration project, a crew can spend many additional hours sanding, feathering old paint, filling damaged wood, refining edges, correcting previous coating buildup, and preparing architectural details.

That preparation is what creates the smoother finished appearance.

Two contractors may both propose "two coats of exterior paint," but the amount of preparation included before those coats are applied can be dramatically different.

Which Option Does My House Need?

Not every home needs restoration.

If the existing exterior is generally in good condition and primarily needs maintenance, a standard repaint may be the most practical choice.

Restoration becomes more valuable when the exterior has:
